Together, we make homeownership possible for Montanans. Learn more about HomeStretch, a new program to advance the well-being of individuals, communities, businesses, and the Montana economy.

Is your borrower eligible?

HomeStretch is a program designed to make homeownership attainable for Montanans. See the eligibility requirements and program availability map below.

Borrower must be working through an approved 1st mortgage lender. First mortgage must be fixed and fully amortizing. 

Borrower must be purchasing in a NeighborWorks-approved county and the house must be owner-occupied.

Borrower must engage in a HomeStretch-specific counseling session.

Borrower must be between 60% and 140% area median income (AMI) for the state or the county – whichever is less. Borrower will be required to contribute 1% of the purchase price from their own funds.

*AMI for Mineral County is capped at 80%

Borrower must understand and agree to the equity share.

Loan Terms & Conditions

The maximum loan amount is up to 30% of the homes total purchase price.

The assistance does not have an interest rate. The program is paid back through the equity share.

Term: Deferred until triggering event such as sale, refinance, or change in occupancy.

All HomeStretch loans carry a deed restriction detailing the shared equity aspects of the loan.

Repayment Events: 
 

• Sale or transfer of the property

• Refinance of first mortgage

• Change in occupancy

• End of 30-year term

Pre-Qualification:

Borrowers receive first mortgage approval through participating financial institutions.

First mortgage lender submits pre-qualification application.

Homebuyer Education and Counseling

Borrowers must complete a NeighborWorks-approved homebuyer education course.

Borrower must complete a 1:1 session with a HomeStretch counselor. This should occur before borrower is under contract on a home.
 

Note: Counseling sessions are at no cost to the borrower. Borrowers are not capped at one counseling session should they feel they need or want more time with a housing counselor.

After close, borrowers will have the opportunity to attend a post-purchase course, available by way of live, remote classroom.

Post-Purchase Course

NeighborWorks will have ongoing annual communication with borrowers reminding them of the equity share, and reminding them counselors are available at any time if they have questions.
